About 'eastern florida university'|University of Maryland Eastern Shore Bowling Ranked No. 1








University               Mall,               near               the               University               of               South               Florida               (USF)               in               Tampa,               is               a               mall               that               is               unique               in               many               ways.

Catering               to               college               students               and               an               increasingly               young,               diverse               crowd,               University               Mall               has               many               of               the               stores               you               may               recognize               and               a               few               you               may               not.

University               Mall,               2200               East               Fowler               Ave.,               roughly               a               half-mile               west               of               USF,               is               usually               open               from               10               A.M.

to               9               P.M.

Monday               through               Saturday               and               12               P.M.

to               6               P.M.

on               Sunday.

The               Christmastime               holidays               bring               extended               hours               to               the               mall.

However,               while               many               know               about               the               mall               and               its               convenient               location               to               housing,               restaurants,               tourist               locations               (like               Busch               Gardens)               and,               of               course,               USF,               few               know               little               about               the               mall's               background.

History               of               University               Mall
               University               Mall,               originally               called               University               Square               Mall,               opened               in               1974               near               what               was               then               a               young               and               substantially               smaller               USF.

Fowler               Avenue               was               a               relatively               barren               stretch               between               the               campus               and               Interstate               275,               and               the               neighborhoods               near               the               campus               were               comprised               mainly               of               college               students               and               working-class               and               middle-income               families.

University               Mall               opened               with               five               anchors               and               four               movie               screens.
               During               University               Mall's               earlier               years,               anchors               include               JCPenney,               Mass               Brothers,               Burdines,               Robinson's,               and               Sears.

Maas               Brothers               was               overtaken               by               Burdines               in               the               early               1990s,               and               Montgomery               Wards               moved               into               the               former               Burdines               store               site.

During               the               late               1980s,               Robinson's               became               Maison               Blanche               and               by               1992               had               become               Dillard's.
               By               1993,               University               Mall               was               amid               major               renovations               which               lightened               the               appearance               of               the               interior               from               tans               and               browns               to               whites               and               pastels,               and               the               center               court               underwent               drastic               changes               to               open               up               the               ceiling,               add               new               skylights,               and               introduce               more               visual               space.

The               mall's               southern               entrances               (facing               Fowler               Avenue)               also               underwent               major               overhauls               with               the               addition               of               one               major,               columnar               metal               structure,               rather               artistic               in               design,               rising               high               above               over               each               of               the               two               southern               entrances.

The               mall's               exterior               was               painted               a               cream               color               (after               having               been               originally               light               tan)               and               the               mall's               original               signage               and               parking-lot               lighting               was               updated.
               In               1996,               major               renovations               were               completed               with               the               addition               of               a               16-screen               Regal               cinema               (mainly               constructed               over               a               parking               lot),               a               parking               garage               was               added,               Dillard's               moved               into               a               brand               new               building               on               the               north               end               of               the               mall,               and               the               old               Dillard's               building,               located               between               the               new               building               and               the               mall's               center               court,               was               completely               gutted               and               converted               over               to               new               stores               and               a               food               court.

With               the               expansion,               the               mall's               floor               area               increased               to               more               than               1.2               million               square               feet;               in               turn,               most               eating               establishments               in               that               were               once               located               throughout               the               mall               centralized               their               locations               at               the               food               court.

Piccadilly               Cafeteria,               one               of               the               mall's               original               tenants               (located               by               the               mall's               eastern               Fowler-facing               entrance),               closed               their               doors               forever               as               the               mall's               customer               base               changed               and               food               traffic               moved               to               the               distant               food               court.

Dunderbak's,               a               German               restaurant,               has               remained               as               one               of               the               only               dining               establishments               not               located               in               the               food               court.

Glimcher               Realty               Trust               bought               the               mall               in               1997               but               ten               years               later               sold               the               mall               to               Somera               Capital               Management               LLC               and               Rockwood               Capital               LLC               ,               a               partnership.
               Shifts               in               the               Mall's               Customer               Base
               The               mall's               customer               base               has               changed               considerably               over               the               years.

Once               Hillsborough               County's               northernmost               indoor               mall,               University               Mall               for               much               of               its               life               saw               the               bulk               of               its               customers               come               from               more               affluent               suburbs.

As               Tampa's               suburban               growth               grew               northward               into               neighboring               Pasco               County,               so               too               has               North               Tampa's               economy.

With               Pasco               receiving               new               malls,               and               other               stores               moving               to               smaller               strip               plazas               closer               to               the               expanding               suburbs,               University               Mall's               consumer               base               has               not               so               much               dwindled               but               changed.
               University               Mall               now               draws               college               students               and               residents               from               nearby               neighborhoods               which               underwent               significant               socio-economic               changes               as               the               1980s               drew               into               the               1990s               and               residents               from               demolished               public               housing               projects               located               south,               near               Downtown               Tampa,               moved               into               neighborhoods               in               the               immediate               vicinity               of               University               Mall.
               University               Mall,               which               is               now               nearly               35               years               old               and               the               second               oldest               currently               operating               mall               in               Tampa               (second               only               to               Westshore               Mall,               built               in               1967),               has               avoided               the               fate               many               malls               face               when               the               customer               base               begins               shifting.

As               opposed               to               closing,               University               Mall               has               seen               an               influx               of               stores               that               cater               to               younger,               more               diverse               demographics.

Examples               of               this               more               recent               trend               of               stores               include               the               arrival               of               Old               Navy,               Forever               21,               and               Underground               Station.

However,               many               of               the               traditional               chains               stores,               like               Foot               Locker,               Disney               Store,               Kay               Jewelers,               Radio               Shack,               and               Waldenbooks               have               stayed.

While               Sears               and               Dillard's               remain,               JCPenney               moved               north               closer               to               the               expanding               suburbs               and               was               replaced               by               a               Steve               and               Barry's               university               apparel               store.

Burdines               is               now               a               Macy's               store,               and               Montgomery               Wards,               after               the               chain               announced               it               was               closing               all               its               stores               in               2000,               became               a               Burlington               Coat               Factory,               which               is               a               discount               apparel               store.
               University               Mall               has               become               notorious               in               recent               years               for               its               crime               activity,               but               with               regentrification               efforts               going               on               in               the               vicinity               and               a               steady               flow               of               paying               patrons               coming               to               the               mall               to               shop,               University               Mall               is               and               will               continue               to               be               an               important               economic               anchor               in               an               area               that               looks               to               be               experiencing               a               positive               metamorphosis               over               the               coming               years.
